Americas Great Resorts offers a 120-day Knowledge Formation Optimization (KFO) program for new luxury condo developments and branded residences, designed to strengthen visibility in AI buyer searches, improve project representation, and help buyers identify and reach the official sales team.
The problem: appearing by name does not establish category visibility
When a buyer asks ChatGPT, Gemini, Claude, or Perplexity about a development by name, it may appear. That does not establish whether it appears for questions such as “What are the best new condo developments in [your city]?” or “Which luxury branded residences should I consider in [your area]?”
Three distinct problems matter commercially:
- Not being included. If AI recommends competing developments and leaves the project out, buyers may never learn it exists.
- Being represented incorrectly. An answer can confuse residences with a similarly named hotel, tower, or development, or misstate the developer, brand, operator, sales relationships, or project distinctions.
- Losing the official sales route. An outside broker or mirror site can receive the inquiry before the official project website and authorized sales team.
AGR investigates where the development appears, where it is absent, what AI recommends instead, and which sources and sales routes appear in the answers. The review includes websites, citations, links, and contact details displayed in AI answers, where available. Analysis, implementation, publication, corroboration, testing, and refinement continue throughout one complete 120-day program.
Who the program serves
The program serves developers and teams marketing new luxury condominium developments and branded residences, including independent luxury condo projects. It covers launch preparation and preconstruction sales through construction and remaining new inventory.
The scope is development-level identity, buyer discovery, and the official sales route. It is not a general service for real estate agents, resale listings, or ordinary housing.
Americas Great Resorts is a luxury hospitality demand infrastructure company. This offering applies AGR’s KFO framework to the public identity and discovery challenges of luxury residential developments.
Why the official sales route matters
Cooperating brokers can bring valuable buyers. The commercial question is what happens when a buyer researching the development independently reaches an outside broker before the project’s own sales team.
A qualifying direct closed sale can avoid an additional outside co-broke where the applicable sales agreements allow it. There is also a first-conversation advantage: an outside broker may present competing developments, while the dedicated sales team presents this project’s residences. Buyers remain free to compare, but the official team has the opportunity to make its own case first.
Model potential co-broke savings
The live page’s calculator models potential gross savings from the additional outside commission avoided on qualifying redirected closed sales. It excludes the sales office’s existing fee.
Formula:
Potential gross co-broke savings =
average sale price per residence
x additional outside commission / 100
x total residences
x percentage of sales redirected to the official sales office / 100
Illustrative example only: Assuming 100 residences averaging $3,000,000, a 3% additional outside commission, and 10% of sales redirected to the official sales office, the model represents 10 residences and $900,000 in potential gross co-broke savings. This is not a forecast or a measured KFO result. It applies only to qualifying closed sales that avoid the additional outside co-broke under the applicable sales agreements. The sales office’s own fee is excluded.
$3,000,000 x 0.03 x 100 x 0.10 = $900,000
These are the calculator defaults. Its slider is labeled “Assumed share of sales redirected to your sales office” and ranges from 0% to 25%. The range is for exploring scenarios, not an estimated outcome range. Only redirected closed sales that avoid the additional outside commission under the sales agreements count. This is a scenario, not an AGR forecast or a claim that every direct sale avoids commission.
What KFO does for a development
KFO establishes and corroborates a supported public account of what the development is, who is behind it, how its brand relationships work, what distinguishes it, and which sources speak officially for it. AGR addresses conflicting sources and tests whether AI answers reproduce that account accurately.
AGR’s formal definition is:
KFO structures, sequences, distributes, corroborates, and corrects intellectual frameworks and entity definitions across the public information environment and measures whether AI systems reproduce them accurately across relevant queries and over time.
AGR uses the following practical shorthand for the different priorities of SEO, AEO, GEO, and KFO. These areas can overlap:
- SEO: improve discovery and ranking in conventional search
- AEO: make information easier to extract into direct answers
- GEO: improve visibility and citation in generative answers
- KFO: establish and corroborate the development’s public identity, then compare observable AI responses with the approved project record
Getting your development cited does little good if the answer describes it incorrectly. KFO addresses the public information behind that answer: establishing and corroborating your development’s identity, correcting conflicting sources, and testing whether AI represents what you are actually selling accurately.
These short comparisons explain priorities. The work addresses the public source environment and observable answers; it does not confer access to or control of hidden model parameters or persistent model memory. Correcting a phone number or amenity description supports the process but does not constitute the whole method.

Initial audit and the complete 120-day program
The program begins with an initial AI visibility audit and analysis of the existing infrastructure and competitive playing field. The project scope establishes the query set, platforms, priority pages and public sources, content deliverables, access, approvals, and implementation responsibilities.
The initial audit tests named-project questions and relevant category searches without naming the development. It examines inclusion, identity, developer and brand relationships, supported distinctions, current project facts, the official website, and authorized sales contact.
The program includes:
- Initial audit and baseline. A dated record of answers, errors, displayed citations, and official contact routes on agreed platforms, selected from services such as ChatGPT, Gemini, Google AI Mode, Perplexity, and Copilot.
- Infrastructure and competitive assessment. Review of the official website’s search accessibility, structure, project content, and relevant structured data, alongside comparable developments and sources appearing in the selected results.
- Approved project record. Official name, relationships, positioning, substantiated differentiators, supporting facts, and authorized sales contacts.
- Prioritized implementation and source plan. Official pages to improve, supporting material to develop, external corrections to pursue, and responsibilities for each action. AGR implements agreed work and coordinates changes requiring the agency, brand, or other partners.
- Publication and correction record. Completed changes, corroborating sources, outstanding requests, and dependencies. Third-party owners decide whether to accept corrections or publish material.
- Comparative progress reports. Findings at days 30, 60, 90, and 120, measured against the initial audit and used to guide further work during the engagement.
AGR works with the existing agency, brand partners, and sales team. The full process takes 120 days, with implementation and refinement continuing through the engagement.
Included consulting and technical guidance
The luxury condo marketing engagement overview confirms that general marketing and advertising consulting, technical guidance on the existing website and information structure, and project support for AI visibility are included during the 120-day KFO program. The consulting can address the broader marketing plan alongside the KFO work. AGR performs the implementation responsibilities assigned within the agreed scope and coordinates changes involving the existing teams.
Email campaigns and other additional AGR services are separately scoped and are not included in the 120-day engagement. This clarification comes from the published commercial overview and the owner-confirmed scope; the specialist delivery page does not yet list every advisory inclusion. The post-program fees described below concern additional work after day 120.
Progress reports every 30 days
Each KFO progress report compares the latest observations with the initial AI visibility audit:
| Reporting area | What the development team sees |
|---|---|
| Visibility | Appearance across the agreed named-project and category queries |
| Representation | Accuracy of identity, relationships, distinctions, and supporting project information |
| Sources and sales routes | Displayed citations, links, and identification of the official sales contact |
| Work and next actions | Changes completed, unresolved issues, dependencies, and priorities |
Reports retain the queries, dates, platforms, and relevant test conditions. Repeated observations help distinguish recurring patterns from one favorable answer. Days 30, 60, 90, and 120 are reporting checkpoints within the complete program.
Dated hotel evidence: recommendations 108 days after demolition
In AGR’s July 29, 2026 AI visibility fieldwork, ChatGPT recommended Mandarin Oriental, Miami three times and Google AI Mode recommended it twice, including in a top-five luxury hotel answer for Miami. AGR’s published audit records that the building was demolished on April 12, 2026, 108 days before those recommendations.

This is AGR’s dated hotel audit evidence. It illustrates why an audit examines what is actually being recommended. It is not a residential client outcome, independent third-party validation, or evidence of residential revenue effects.
What AGR observed in South Florida condo searches
AGR’s South Florida New Luxury Condo AI Visibility Report records residential findings from September 10, 2026. Three of nine selected developments were absent from both ChatGPT’s and Google AI Mode’s relevant county discovery answers, although all nine appeared when named. Google AI Mode also presented an independently operated Bahia Mar website as a developer portal. These are AGR-reported observations from single runs, not evidence of persistent invisibility, lost inquiries, redirected sales, or KFO effectiveness. Results varied in a separate round of market-name questions.
Completion and additional work
The day-120 final report records progress against the baseline, completed work, and recommendations. Additional maintenance, material project updates, implementation, or consulting can be scoped separately for an additional fee when needed. A new sales team, revised project information, or another release of residences may prompt further work. There is no required ongoing retainer.
AGR does not guarantee recommendations, first-place results, or permanent inclusion. Platforms determine their own results, and answers vary. AGR documents the work completed and measures observable visibility, representation, and official contact identification across the agreed queries.
